Maintaining a clean roof is essential for any hospitality business in Nairobi. For a middle-size hotel — typically 40 to 80 rooms spread across three to five floors — the roof endures constant exposure to dust, algae, moss, bird droppings, and pollution from the city's busy streets. One of the most common questions hotel managers ask us is: "How long will roof cleaning take?" In this article, we break down the typical duration, factors that influence timing, and why scheduling matters for your operations.
Typical Cleaning Duration
For a middle-size hotel in Nairobi, professional roof cleaning generally takes one to three working days, depending on the roof's size, material, and condition. A standard hotel roof of 500 to 1,000 square meters usually requires:
- Day 1: Inspection, debris removal, and treatment application
- Day 2: Pressure washing and stain removal
- Day 3 (if needed): Final rinsing, gutter clearing, and protective sealing
At Bestcare Cleaning, we always begin with a free site assessment to give you an accurate timeline before any work begins.
"A well-maintained roof doesn't just look good — it protects your entire investment. Nairobi's rainy seasons accelerate algae and moss growth, so waiting too long between cleanings only increases the time and cost of each service." — Bestcare Cleaning Senior Technician
Factors That Affect Cleaning Duration
Several variables determine how long your hotel's roof cleaning will take:
- Roof material – Concrete tiles, metal sheets, and clay tiles each require different cleaning methods. Delicate materials need gentler, slower techniques.
- Level of dirt buildup – Years of neglected moss and algae take longer to remove than routine maintenance cleaning.
- Weather conditions – Nairobi's unpredictable rains can pause outdoor work, so we always monitor forecasts when scheduling.
- Accessibility – Roofs with limited access points, rooftop equipment, or solar panels require careful navigation, adding time.
- Additional services – Gutter cleaning, waterproofing, or sealing treatments extend the project by a few hours to a full day.
"We once restored a heavily contaminated hotel roof in Westlands that had gone eight years without cleaning. What should have been a two-day job took four. Regular cleaning every 12 to 18 months keeps durations short and costs down." — Bestcare Cleaning Operations Manager
Why Timing Matters for Hotels
For hoteliers, guest experience is everything. A dirty, streaked roof is visible from upper-floor windows and neighboring buildings, affecting your property's professional image. Worse, clogged gutters and moss growth can cause leaks that damage rooms and disrupt business.
The good news: roof cleaning rarely requires closing your hotel. Our team at Bestcare Cleaning schedules work during low-occupancy periods, early mornings, or in phases so that your operations continue uninterrupted. We coordinate closely with your management team to ensure minimal noise and zero disruption to guests.
"Our goal is simple — deliver spotless results while your guests never even notice we're there. Discretion and safety are at the heart of every hotel project we handle." — Bestcare Cleaning Site Supervisor
Recommended Cleaning Frequency
In Nairobi's climate, we recommend professional roof cleaning for hotels once every 12 to 18 months. Hotels near dusty roads, construction sites, or wooded areas may need cleaning every 9 to 12 months. Regular maintenance keeps each session short — often just one to two days — and prevents expensive structural damage.
